The three-system problem
Nobody sells software for the way you actually let.
So every mid-term operator ends up running three systems that don’t speak to each other, and being the integration themselves.
A short-stay PMS
Built for a unit that turns over ninety times a year, priced with a cut of every booking, and unable to represent a nine-month tenancy as anything but a very long stay.
A spreadsheet
Where the cleaning rota, the key handovers and the deposit returns actually live. Open in four tabs, edited by three people, and authoritative because nothing else is.
A Word template
The lease. Filled in by hand, emailed as a PDF, signed with a photograph of a signature, and filed in whichever inbox received it.
The Quarters is the one system. Everything hangs off the tenancy: the calendar bar, the contract, the cleaning task, the deposit, the emails. So there is nothing left to keep in step by hand.

How publishing worksPricing
A percentage of every booking is a tax on the wrong business.
A short-let unit turns over fifty to a hundred and fifty times a year, so a percentage of each booking is a rounding error the vendor collects a lot of. A mid-term unit turns over four to twelve times, on tenancies worth thousands each.
The same percentage, applied to your business, is simply a bill for volume you do not generate. So we do not charge one. You pay per unit, per month, and that is the entire invoice. No commission, no onboarding fee, no per-seat charge for adding a cleaner.

The assistant
Ask for it. Check it. Done.
The assistant can read and change everything you can, and nothing you can’t. Every write stops at an approval gate showing exactly what it is about to do, and anything it did can be undone from the thread afterwards.

Before you ask us
The five we get most, answered the way we’d answer them on a call.
Is this a channel manager?
No, and deliberately. Mid-term demand arrives through relocation agents, employers, your own website and word of mouth. Not through Airbnb’s calendar sync. So we built the parts that market actually needs and left out the rest, which is most of why this feels calmer than what you are using now.
Can it handle short stays too?
It can hold them, and operators do. A two-week gap between tenancies is a normal thing to fill. What it won’t do is run a high-turnover short-let business for you. If most of your nights come from Airbnb, buy something built for that.
Do you really not take a commission?
Really. Not on direct bookings, not on any others, not on any plan. You pay per unit per month and that is the whole invoice.
What happens to my data if I leave?
You export it. Reservations, guests, contracts, the signing evidence, the lot. It stays exportable for 90 days after the account closes, and nothing is held back to make leaving awkward. That is an easy thing to promise, so check it in the terms.
Where is my data stored?
In the European Union, in one region, with every sub-processor named on a page you can read before you sign anything.
