Solutions · Aparthotels
Two businesses in one building.
An aparthotel running nightly stays and monthly ones is really two operations sharing a lobby. We are good at one of them, and this page is mostly about which.
What is different here
Not a variation on letting. A different job.
Two demand channels, two economics
Nightly stays come from the OTAs at a rate that moves weekly. Monthly stays come from companies and agents at a rate negotiated once. Almost nothing about running them is the same.
The same unit does both
A flat let by the night in June is let for five months from September, and the calendar has to hold both without either one hiding the other.
The monthly half is where the paperwork is
Nobody signs a lease for two nights. The tenancies that need agreements, deposits and registration are the long ones: a minority of the bookings and most of the administrative work.
Where it breaks
The specific ways this goes wrong.
The long stays get run on hotel software
Which has no concept of a tenancy agreement, so the lease goes back to a Word template and an inbox while everything else is automated.
The calendar cannot show both at once
A hundred two-night bookings and four five-month tenancies on one view, where the four that carry most of the revenue are visually lost among the hundred.
Deposits and damages have no home
Hotel systems hold a card. A five-month tenancy holds a deposit, which is a different thing with a different ending.
What answers it
And where to check that we mean it.
A calendar where a long stay is legible
Months-long bars, on a grid built for exactly that. It is the clearest picture of the half of your business that is worth the most per booking.
See howReal tenancy agreements for the long stays
Drafted, sent, signed in a browser, filed with the evidence a deposit dispute needs.
See howOne API into your own website
Publish the long-stay inventory to your own site with live availability, and keep the OTAs on whatever already serves them.
See howWhere we are the wrong answer
Worth knowing before the call, not after.
Read this twice: we have no channel manager, no nightly rate optimisation and no PMS front desk. Most aparthotels run us alongside their hotel system for the monthly inventory rather than instead of it. If you were hoping to replace both, we are not that purchase and will say so on the call.
Bring your actual portfolio
Thirty minutes against your own units and one of your own agreements. If The Quarters is not right for what you run, that’s a thing we’d rather establish now.
