Built inside the problem.

The Quarters was not designed in a workshop. It was written to run a real portfolio of furnished apartments in Amsterdam, by the people running it, because nothing on the market fit.

The mid-term rental market sits in a gap. It is not hospitality: nobody is optimising a nightly rate or worrying about channel parity. And it is not traditional letting either, because the units are furnished, the tenancies are months rather than years, and somebody has to clean between them.

Software vendors have picked a side. The short-let platforms are excellent at a business that turns over ninety times a year and price themselves accordingly, taking a cut of bookings you make four times. The long-let systems assume an unfurnished flat, an annual lease and no operations at all.

So the operators in the middle build the missing half themselves: a PMS for the bookings, a spreadsheet for everything the PMS cannot represent, and a Word template for the lease. It works, in the sense that a business runs on it. It also means the authoritative record of what happens on a Tuesday is a shared document three people are editing at once.

We got tired of being the integration between three systems, so we wrote the one. Every decision in it comes from having been on the other side of it. The reason a status change can never send an email, the reason the operations board is derived rather than stored, the reason the lease carries a signing record: each of those is a specific Tuesday that went badly.

What we believe about software

  • Fewer moving parts beats more features

    Anything that has to be kept in step by a background job will eventually be out of step. So the operations board, availability and reminders are all derived live from the reservations. There is nothing to sync and nothing to drift.

  • Nothing reaches a tenant by accident

    Sending an email and sending a contract are outward actions and they require a person pressing the button that does them. Fixing a mistyped status at 9pm should never wake somebody up.

  • Your data is not the thing keeping you here

    Export works, always, including the signing evidence. If the product stops being worth paying for, the exit should be boring.

  • Say what it does not do

    There is a page listing what we did not build and four cases where a competitor is the better purchase. Finding that out in month three is worse for everyone.

Where we are

Amsterdam, and small.

The Quarters B.V. is a Dutch company. The product runs on European infrastructure, the support is in English and Dutch, and the person who answers your email can usually change the thing you are asking about. That is an advantage right now and we intend to keep it for as long as it is true.
