Solutions · The Netherlands
Built here, for how it works here.
We run a portfolio in Amsterdam, which is why the defaults are Dutch: the money is euros, the dates are Dutch dates, the payments are the ones your bank actually uses, and the tenant who wants the lease in Dutch gets it in Dutch.
What is different here
Not a variation on letting. A different job.
Half your tenants would rather read Dutch
And the other half need English. An operator here needs both, in the same system, without maintaining two of everything.
The payment rails are local
iDEAL and SEPA direct debit, not cards. A subscription tool that assumes a credit card is a tool built for somewhere else.
Data residency is a question you get asked
Corporate clients and relocation agents ask where tenant data lives, and increasingly they ask in writing.
Where it breaks
The specific ways this goes wrong.
The software is American and it shows
Month-day dates, dollars, a timezone that is not yours, and support asleep when your Tuesday goes wrong.
Bilingual copy gets maintained twice
Two versions of every guest email, drifting apart from the day they are created.
Nobody can tell you where the data is
Which is a fine answer right up to the first client who requires one in a contract.
What answers it
And where to check that we mean it.
English and Dutch throughout
The interface, the guest emails and the agreements. Not a translation layer bolted on: both locales are first class, and your tenant gets the one they chose.
See howEuros, Amsterdam time, exclusive check-out
Money is euro cents everywhere, the business day is Europe/Amsterdam, and a tenancy ending on the 30th frees the flat on the 30th at noon, which is the handover convention actually used here.
See howPaid by iDEAL and SEPA, hosted in the EU
Billing runs through Mollie, a Dutch company, and your tenants’ data stays in the European Union with every sub-processor named on a page you can read first.
See howWhere we are the wrong answer
Worth knowing before the call, not after.
Being built here does not make this legal software. It will not tell you whether an agreement complies with Dutch rental law, what rent is permitted for a given property, or how a temporary tenancy must be worded. Those are questions for your lawyer, and the agreement templates are yours rather than ours precisely so the answers stay with the person qualified to give them.
Bring your actual portfolio
Thirty minutes against your own units and one of your own agreements. If The Quarters is not right for what you run, that’s a thing we’d rather establish now.
