A serviced apartment is a tenancy with hospitality attached. Somebody is in it for four months, and somebody else is in it every fortnight with clean linen. That is a scheduling problem no short-let tool has, because in a short let there is nothing to schedule around.
What is different here
Not a variation on letting. A different job.
Service happens mid-tenancy
The weekly or fortnightly clean lands while the apartment is occupied. It has to be visible to the resident, agreed with them, and assigned to somebody. None of that work exists in a business where you only ever clean an empty flat.
The client is often not the resident
A company books it, an employee lives in it. Two different people need two different things from you, and only one of them is on the invoice.
Expectations are hotel-shaped
People who booked something called a serviced apartment expect somebody to answer at eight in the evening. The software cannot answer for you, but it can make sure the person answering knows whose flat it is and what was promised.

The specific ways this goes wrong.
The recurring clean falls off the rota
It is the one task with no natural trigger. No arrival, no departure, just a date somebody wrote down. In a spreadsheet it survives exactly as long as the person who maintains it.
Extensions silently orphan the schedule
A stay extended by six weeks needs six more cleans. Nothing in a booking system tells anybody that, so it becomes a thing your operations lead remembers, or does not.
Nobody can answer “what did we promise?”
Weekly or fortnightly, linen included or not, mid-stay inspection or not. All of it agreed in an email during the negotiation, and then nowhere.

Cleanings are not only derived from arrivals and departures. A recurring service on an occupied unit is a task with a date, a person and a note, on the same board as everything else.
